WHO WE ARE

Sean Carpenter heads the Construction Management Services at Capital Development Partners (CDP). His duties include pre-development, acquisitions analytics, preconstruction, and construction oversight.

With over 20 years of Development Management experience, Sean has a proven track record of success. In the past 8 years alone, he has managed over $500 million in development projects. Prior to joining CDP, Sean honed his expertise at Duke Realty and McCraney Property Company, contributing to numerous high-profile projects totaling to over $500 million. As a former Preconstruction Director, Sean skillfully led office, industrial, and medical build-to-suit developments, as well as land acquisitions, preconstruction planning, construction, and interior finish projects.

Sean’s credentials include being a LEED Accredited Professional (AP) through the U.S. Green Building Council (USGBC). He holds both a Master’s degree in Building Construction and a Bachelor’s degree in Business Finance from the University of Florida. Beyond his professional achievements, Sean is a dedicated husband and proud father of three children, balancing his career with a fulfilling family life.

Molly Strickland leads the business services operations for both the development and asset management divisions of CDP. Her duties include treasury, accounting, tax, insurance, and reporting to our JV partners and lenders.

Molly started her career at CBRE, Inc. as an intern while attending Georgia Tech advancing to Chief Operating Officer of John Porter’s Industrial Services team. She progressed to Business Development Analyst, where she worked with executive leadership to expand market share in the Southeast. In this role, she was responsible for providing analysis, research, and support for the firm’s business development efforts, including pursuit initiatives, competitive analysis, and promoting cross-selling opportunities.

Molly graduated from Georgia Institute of Technology in 2011 with a Business Administration degree with an Accounting Concentration. In addition, she is a licensed commercial real estate broker in the State of Georgia. She is very active in her community and is the 2023 Vice President of Carroll County Sertoma Club, a member of the 2023 cohort of Leadership Carroll, Treasurer of the West Metro Board of Realtors, part of Carroll County Chamber’s Emerging Leaders, Vice President of PTVA, and an active volunteer and member of Tabernacle Baptist Church. Molly is also a proud wife and mother to two young boys.

Macy Coleman leads development services for Capital Development Partners’ development portfolio. She is responsible for all predevelopment analytics, which includes project pro forma, cash flow, market analysis, and due diligence. She also provides support to the development operations to ensure high quality in the marketing, development operations, customer relations, investor relations and overall reporting.

In addition, her role directly supports capital market activities, including both equity and debt for company investments. Macy reports directly to Capital Development Partners CEO John Porter on a day-to-day basis.

Macy is a former member of the Armstrong State and Georgia Southern University softball teams where she was team captain and part of the TEAM IMPACT leadership committee. Macy was a multi-year conference/region selection and named to the DII World Series All-Tournament team. Academically, she was a HOPE scholar, Presidential Honor Roll member, and an Easton/NFCA All-American Scholarship Athlete.

She holds both a Bachelors of Business Administration in Accounting and a Masters of Accounting from Georgia Southern University.

Beau Bracken leads the asset management business for Capital Development Management, Inc., a subsidiary of Capital Development Partners. He is responsible for day-to-day operations of all buildings, land sites, container operations, and businesses that serve our customers at Capital Development Partners.

Beau’s focus is on customer service and making sure that our customers, investors, and vendors are in top condition and operating efficiently in accordance with the company plan. He has a hands on approach with personal relationships and direct customer interactions as top priority.

Capital Development Management is a fully integrated company designed to provide hands on management for our portfolio of properties and business.

Beau is a former Team Captain, All-State/Conference selection, and DI football player who is the oldest son of Sam Bracken who played DI football at Georgia Tech with Capital Development Partner CEO John Porter. Beau is a proud husband and father of two young children.

Beau has a Bachelor of Professional Sales Management from Weber State University.

Adam serves a dual role for CDP as Director of Business Services, supporting our entire company, as well as Jr. Director of Asset Management in our Capital Development Management subsidiary. His primary responsibilities include expense control, accounting analytics, tenant relations support, and integration management. Adam reports directly to Molly Strickland and Beau Bracken in his day-to-day operations.

With a strong focus on client relationship success, strategic planning, and process analytics, Adam has built a proven track record throughout his career. Previously, he served as Fixed Operations Director in the automotive industry for Southern Motors Acura, where he excelled in driving customer service excellence, evaluating market trends, and leveraging data-driven decision-making skills that translate seamlessly into our market-driven industry.

Outside of work, Adam has been an active member of the Savannah Adult Recreation Club for over six years, participating in sports such as volleyball, kickball, softball, tennis, and pickleball. Adam acts as operations analyst, marketing consultant, and player growth strategist for the organization’s ownership. This league has over 600 active members across its various leagues and hosts many community-focused events, including United Way kickball tournaments, Toys for Tots volleyball tournaments, and several annual charity initiatives.

Delle Smith joined CDP in September of 2024 as an intern and quickly moved into a role within CDP’s Capital Markets division. Delle’s understanding of business processes, organizational and technological skills, communication, and teamwork have made her a valuable asset to our team. Her duties include marketing, capital events, customer relations and fund management.

During her internship, Delle gained valuable experience working within every division of CDP. Gaining insight into the daily operations of asset management, underwriting, construction management, and financial management, gives Delle a unique perspective to the many facets of our organization. She is passionate about Capital Development Partners and is eager to continue learning and growing within the company.

Delle graduated Summa Cum Laude from Auburn University in May of 2024 with a Business Management degree and a minor in Entrepreneurship and Family Business. A Savannah native, Delle graduated from Savannah Country Day School. Delle previously held internships with local Savannah businesses, Byrd Cookie Company and Water Utility Management, and worked for J. Parker during school breaks and holidays. She is a member of the Lutheran Church of the Ascension and is thrilled to be back in the Savannah community where she can give back both personally and professionally.
